This lovingly restored, old Andalucian farmhouse (cortijo) is situated in the hills 15 kms ouside the historic town of Ronda.

The cortijo sits in the middle of its own, completely fenced in, 6 hectare (60.000 sq m) plot of rolling farmland with stunning views of the surrounding hills and in the far distance the Sierra de las Nieves.
The land would be ideal to keep horses. At the moment it is used to grow wheat, sunflowers, beans but it could be used as a vineyard or to grow olive trees. It has excellent access.

The site was once that of a Roman settlement, later a convent and is now run as a guesthouse by the present owners which has been featured in many English and Spanish language magazines and newspaper articles.

The 600 m2 property is built around a cobbled courtyard in the traditional Andalucian style.
Beyond the courtyard is the swimming pool (10 x 5 meters) surrounded by a walled garden and a loggia for which the original Roman arches are used.

The cortijo consists of 7 bedrooms, 6 bathrooms, 2 large living rooms, 1 large dining roomn. 2 kitchens, laundry/utility room, carport for 2 cars and several terraces. The layout of the house is such that it can be used as two separate living areas (good for renting purposes) or as one, large family house.

Hand made terracotta tiles are used throughout the property. Most rooms are large with high beamed ceilings. The house has central heating (oil fired) as well as traditional wood burning fireplaces. The property is maintained to a high standard.

There is electricity, telephone and internet access.

Water comes from our own well. Before it enters the house it goes through an automatic water-softener and a pressure pump provides instant water in all parts of the house.

The house has its own cess-pit.

Running costs depend for a great deal on the use the owners will make of the house. In 2008 we had a very steady stream of people using the house and the cost of electricity, oil for c.h. and gas for cooking came to € 3995.

House maintenance during the year € 1332.
Rates (I.B.I.) € 300,94.

An excellent maid who has been working for us for the 20 years we have owned the property charges € 9 per hour. She will work as many hours as needed.

A gardener comes once a week and he is paid € 60 for a full days work. The garden is low maintenance, with plants especially chosen to withstand the long dry summers and the occassional cold spell in winter. It is watered from an automatic drip system.

My reasons for selling: If it wasn't for the fact that I am now 73, I would not dream of selling this wonderful place. However, I feel that time has come to face facts and that I should downsize before it becomes impossible for me to manage the property.

It will be a wrench leaving this house in which we have spent 20 very happy years and to which people have returned year after year.
